Our Property Management Contract is all-inclusive at 35%. Our management services include a fully staffed reservations department which is open 7 days a week, from 7 AM to 9 PM daily. We have a downtown Jackson check-in location providing fast, friendly service at an easy to find location for our guests arriving in from the airport. We also provide excellent housekeeping and maintenance services for daily or weekly cleaning as needed. Jackson Hole Real Estate Company LLC provides property management services for both short and long-term rental condos and rental homes in the valley. We presently hold the largest inventory of vacation rentals available in the valley. We have properties that include condominiums, homes and condos that are available at the Jackson Hole Mountain Resort, in Teton Village, Aspens Racquet Club, Teton Pines, Snow King Resort, Teton Shadows and in the Town of Jackson areas.

Owners who choose our management program and services are rewarded with discounted ski packages during the winter months, and discounted activities during the summer. We also have the ability to assist in making all arrangements including travel and activity planning. The discounted ski vacation packages include discounted airfare, discounted lift tickets, and/or snowmobiling packages as well as other opportunities that can be provided by our Jackson Hole Reservations division.

Availability

 

By managing our own properties we came to recognize that availability should be the key component of our system. To minimize inconvenience and to fix a problem, we need to have the right people available at the right time. Once, we had a pipe freeze and burst in one of our buildings on Christmas Eve. We had an immediate response on the holiday by our plumber and the carpet professional, which saved the day and allowed our guests the least inconvenience. In fact, our guests were quite impressed with how quickly we dealt with the problem especially on the holiday.

By updating and making our reservations staff and marketing program current, we have been able to achieve the maximum bookings at key times of the year that are traditionally slower in volume. Our hotel properties made us conscious of the need to have our reservations offices open from 7 AM to 9 PM daily to meet the needs of our owners and guests more efficiently. The busiest times in Jackson Hole are the holiday seasons and we have learned to sacrifice those periods and take our vacations in April and November so that we are available at the right times throughout the year.

There are some other systems that we have in place that are designed to meet the individual needs of our owners and guests. We have Key Lock boxes that are provided for our clients on each of our rental units for emergencies in case a key is lost. Also, high speed Internet and cable are also a requirement of our home and condo rentals to meet the need of those who need to check in back home while on vacation.

Our Procedures

An accurate and easy monthly payment program is a key element to our program. An example of this would be for our company to identify any advance vacancy periods and use package specials with skiing in the winter months and Whitewater, hiking or mountain biking adventures in the summer months to fill those vacancies. Our exclusive luxury properties with 4 or more bedrooms can be marketed for groups and weddings with additional concierge services provided to increase occupancy. We have found that quick and immediate changes on our internet network can help us to get our specials to the market in a timely manner to fill all vacancies if possible.

Communication and Analysis

Communication, analysis, and precise reporting are the best actions we can apply to make sure that all of our owners are conscious of the market conditions and trends that will affect their particular rental property. The best way to do this is by doing an analysis of each individual property as if it were our own. From this analysis, we can come up with a specific marketing plan for each property to get the most out of each property. We continue to watch the bookings for that property and evaluate how to boost revenues and occupancy each year. If we can maintain an increase in revenue for the property it will add significant value if the owner ever decides to sell.
